You wake up on a cold Leicestershire morning and find water running down the inside of the bedroom window, perhaps collecting on the sill or soaking the curtains. It is easy to assume the glass has failed, but window condensation causes are not always that simple. Where the moisture appears – on the room side, between the panes or outside – tells you a great deal about what needs attention.
A little condensation can be normal in winter, especially after a shower, cooking a family meal or drying washing indoors. Persistent moisture, black mould and damp window reveals are different. They point to excess humidity, poor ventilation, cold surfaces or, in some cases, a problem with the window unit itself.
Why condensation forms on windows
Condensation is moisture in the air turning back into water when it touches a cold surface. Warm air holds more water vapour than cold air. As that warm, moist air meets cold glass, it cools quickly and reaches its dew point. The result is the familiar misting or droplets on the window.
Windows often show the problem first because glass is usually cooler than an insulated wall. Older single glazing and tired double-glazed units lose heat more readily, so they are particularly prone to condensation. Modern energy-efficient windows keep the inner pane warmer, but even good windows can mist up if there is too much moisture in the room.
The key is to establish which side of the glass is wet. That separates a household moisture issue from a likely glazing issue and helps avoid paying for work that will not solve the real problem.
Window condensation causes inside the home
Condensation on the inside face of the glass is the most common type. It usually means humid indoor air is meeting a cold window. Several everyday habits can increase the amount of water vapour moving around a property.
Cooking, showering and drying clothes
Steam from pans and kettles, long showers and baths, and clothes drying on radiators all release substantial moisture. A busy household can produce many litres of water vapour in a day. Without somewhere for that moisture to escape, it settles on the coldest available surfaces.
Use the extractor fan while cooking and bathing, and leave it running for a sensible period afterwards if it is designed to do so. Keep lids on pans where practical. If you dry laundry indoors, use a well-ventilated room, a vented tumble dryer where suitable, or a dehumidifier rather than spreading damp washing through the house.
Limited ventilation
Keeping windows shut throughout winter may feel like the best way to retain warmth, but stale air and trapped humidity create their own problems. Background ventilation matters, particularly in kitchens, bathrooms and bedrooms.
Trickle vents, when fitted, should normally be left open unless there is a specific reason not to. Opening a window for a short time each day can refresh the air without making the whole house cold. Cross-ventilation is especially effective – opening windows on opposite sides of the property for a few minutes lets moist air clear quickly.
Ventilation is not the same as draughts. A well-fitted modern window should help control unwanted cold air while still allowing you to manage moisture sensibly through vents and planned airing.
Low or uneven heating
A home that is allowed to become very cold overnight can have colder glass, frames and external walls the next morning. When cooking, showering and waking up add moisture to the air, condensation forms more easily.
Keeping heating at a steady, reasonable level can reduce the difference between room temperature and surface temperature. It may not suit every budget or every household, so it is worth balancing comfort with running costs. In some homes, better insulation, improved glazing and targeted ventilation will make a bigger difference than simply turning the heating up.
Furniture and curtains blocking airflow
Heavy curtains drawn tightly over windows, blinds kept closed for long periods and furniture placed against cold external walls can stop warm room air circulating. That hidden area can become damp even when the rest of the room seems fine.
Leave a small gap between furniture and outside walls, particularly behind wardrobes and beds. Open curtains during the day where possible, wipe down wet sills, and avoid allowing fabric or timber to sit in pooled water. These small checks can prevent peeling paint, swollen boards and mould growth.
Condensation between double-glazed panes
Moisture between the panes of a double-glazed window is different. You cannot wipe it away from inside the room or outside the house because it is trapped inside the sealed unit.
This usually happens when the perimeter seal around the glass has broken down. The insulating gas, if present, can escape and moist air enters the gap. Over time, that air condenses on the internal surfaces and can leave a cloudy appearance, droplets or staining.
A failed sealed unit does not always mean the whole window frame needs replacing. If the uPVC frame is still sound, secure and operating correctly, it may be possible to replace the glass unit only. If the frame is warped, badly discoloured, draughty or difficult to lock, a full replacement may offer better long-term value. A proper inspection is the best way to judge the condition rather than relying on appearance alone.
Condensation on the outside of windows
External condensation is generally good news. It tends to appear on the outer pane of modern, well-insulated double or triple glazing during cool, clear mornings. The outer pane stays cold because less heat from the house passes through it, and moisture from the outdoor air settles there.
It can look alarming if you have just invested in new windows, but it is normally a sign that the glass is insulating effectively. It should disappear as the day warms up. Unlike internal condensation, it is not usually associated with damp or mould inside your home.
When condensation becomes a mould problem
Water on glass is inconvenient. Repeated moisture on surrounding plaster, silicone, timber and curtains is where the damage begins. Black mould often appears first in the corners of window reveals, behind blinds, around frames or on cold external walls.
Mould can irritate airways and is particularly unwelcome in bedrooms and rooms used by children or anyone with respiratory conditions. Cleaning visible mould is necessary, but cleaning alone will not stop it returning. The underlying moisture source and cold surface must be addressed.
Do not ignore flaking paint, a musty smell, damaged seals, soft timber sills or dark patches around the window. These may be linked to condensation, but they can also indicate water ingress from outside, leaking guttering, defective pointing or roofline problems. The treatment is very different, which is why an experienced check is worthwhile before assuming the cause.
Practical steps to reduce condensation
Start with the simplest changes for two or three weeks and see whether the pattern improves. Ventilate moisture-producing rooms, use working extractor fans, keep trickle vents open, and dry washing with moisture control in mind. Wipe condensation from frames and sills each morning so standing water does not damage finishes.
A hygrometer is an inexpensive way to see whether indoor humidity is staying too high. Many homes aim for roughly 40 to 60 per cent relative humidity, although the right level varies with the temperature and household. If readings remain high despite good routines, a dehumidifier can help, particularly while drying laundry or during very wet weather.
Next, inspect the windows themselves. Check that they close properly, seals are intact, drainage channels are clear and there is no misting between panes. Do not block frame drainage slots or trickle vents. These features are there to manage rainwater and airflow.
For older, draughty or single-glazed windows, replacement can reduce cold internal surfaces and improve comfort as well as helping with condensation. However, new glazing is not a cure for a bathroom with no effective extractor or a home where moisture has nowhere to go. The best result comes from combining efficient windows with sensible ventilation and heating.
