EPDM versus GRP roofing: the key difference

EPDM is a synthetic rubber membrane. It is supplied in large sheets, often allowing a small flat roof to be covered with few or no seams. The membrane is bonded to the roof deck and finished carefully around edges, outlets and upstands. It has a flexible, dark rubber appearance and is well known for coping with changing temperatures.

GRP stands for glass reinforced plastic, often referred to as fibreglass roofing. It is built up on site using resin, fibreglass matting and a protective topcoat. Once cured, it forms a hard, continuous surface. GRP is usually chosen where homeowners want a smooth, clean-looking finish or where a roof has more detailed shapes to work around.

Neither material is automatically better in every case. The quality of the installation, the preparation of the roof and the details around edges and drainage matter just as much as the material itself.

How EPDM performs on a flat roof

EPDM has become a popular choice for residential flat roofs because it is practical, flexible and relatively straightforward to repair. A good-quality membrane can accommodate the natural movement of a roof structure through hot summers, frosty mornings and heavy rainfall without becoming brittle.

GRP does have stricter installation requirements. The roof deck must be dry, firm and correctly prepared, and the resin needs suitable weather conditions to cure properly. Cold, wet or damp conditions can affect the work, so scheduling is more weather-sensitive than with some EPDM installations.

Once cured, GRP is less flexible than rubber. A well-built roof will allow for movement beneath the surface, but significant structural movement can lead to cracking. This is why the condition of the existing roof, including the timber deck and supporting structure, should never be overlooked.

Cost: why like-for-like quotes matter

It is tempting to compare roofing prices by the square metre, but this rarely gives a fair picture. The cost of either EPDM or GRP roofing depends on access, roof size, edge trims, drainage, rooflights, insulation, removal of old coverings and repairs to the deck.

A small roof can sometimes cost more per square metre than a larger one because the same preparation, trims and labour are still required. Likewise, a quote that seems cheap may not include replacing damaged boards, improving the fall for drainage or renewing the guttering connections around the roof.

EPDM can often be the more cost-effective choice for a simple flat roof, particularly when a large membrane sheet can be used. GRP may cost more where the roof requires extra preparation and several stages of application, but it can be worthwhile for the finished appearance and the way it handles detailed roof shapes.

The best approach is to ask what is included, rather than choosing on the lowest figure alone. A clear quotation should explain the roof covering, substrate work, insulation where required, edge details and workmanship cover. That gives you a much better basis for comparing value.

Lifespan, maintenance and repairs

Both systems can provide many years of service. A properly installed EPDM roof may last 20 to 30 years or more, while a professionally laid GRP roof can offer a similar lifespan. The real result depends on material quality, installation standards, drainage and whether the roof is looked after.

Flat roofs do not need constant attention, but a quick check twice a year is worthwhile. Clear leaves and moss from outlets, inspect the perimeter after storms and look for signs of standing water. If the roof sits beneath overhanging trees, it may need more frequent clearing to keep drainage paths open.

EPDM repairs usually involve cleaning and preparing the affected area before applying a compatible patch or flashing material. GRP repairs can be more involved because the damaged area may need to be sanded back, rebuilt with resin and matting, then refinished with topcoat. Both can be repaired successfully when damage is dealt with early.

Do not ignore a small stain on an internal ceiling or a lifted edge outside. Water can travel beneath a roof covering before it becomes visible indoors, and a modest repair can turn into timber replacement if it is left too long.

Insulation and drainage are part of the decision

A new roof covering will not solve every flat-roof problem on its own. If an extension feels cold in winter or overheats in summer, the roof insulation may need attention too. Current building requirements can apply when a flat roof is substantially replaced, particularly if the covering and deck are being stripped back.

The roof’s fall is equally important. Water should run towards an outlet, gutter or downpipe rather than sitting in a low spot for days. Both EPDM and GRP can cope with rain, but persistent ponding places unnecessary stress on any roof and can shorten its useful life.
